Responsibilities
1. System Design and Architecture:
- Architecture/Design: Develop and design BMS architecture, including system layouts and integration of various components like DDC controllers, IO modules, and field panels.
- Third-Party Integration: Implement and integrate third-party devices and systems using protocols like Modbus, BACnet, and IP (e.g., DG, UPS, meters).
2. Software Configuration and Management:
- BMS Software: Configure, program, and manage BMS software to control and monitor HVAC, lighting, and other building systems.
- Troubleshooting: Identify, diagnose, and resolve software and hardware issues within the BMS.
3. Controller and Module Installation:
- DDC Controllers: Install, configure, and maintain Direct Digital Controllers (DDC) to manage building systems efficiently.
- IO Modules: Set up and configure Input/Output (IO) modules to interface with sensors, actuators, and other field devices.
4. Sensor and Switch Integration:
- DP Sensors/Switches - Air & Water: Install, calibrate, and maintain Differential Pressure (DP) sensors and switches for both air and water systems.
- Temperature Sensors: Manage and configure immersion, duct, and room temperature sensors for accurate environmental control.
- RH Sensors: Implement and maintain relative humidity (RH) sensors in outdoor, indoor, and duct settings.
- CO2/CO/H2O Sensors: Deploy and maintain sensors for monitoring air quality and water levels.
5. Level and Flow Management:
- Level Switches and Sensors: Implement level switches and sensors for monitoring and controlling liquid levels in tanks and systems.
- Flow Meters and BTU Meters: Install and maintain flow meters and BTU meters for monitoring water flow and energy consumption.
6. Electrical and Mechanical Integration:
- Panel Dressing: Manage panel dressing, including the installation of relays, terminals, and other electrical components.
- Field Panel Termination: Oversee field panel side termination, ensuring all connections are secure and correctly configured.
7. Testing and Commissioning:
- Conduct testing and commissioning of BMS components and systems, ensuring they operate according to design specifications.
- Perform system validations and troubleshooting during the commissioning phase to resolve any issues.
8. Documentation and Reporting:
- Maintain detailed documentation of BMS configurations, wiring diagrams, and system performance.
- Generate reports on system performance, energy consumption, and other key metrics.
9. Customer Interaction and Support:
- Provide technical support to clients, offering guidance on system operation and troubleshooting.
- Train end-users and facility managers on the use of the BMS system.
Other Requirements
- Proficiency in BMS software and programming (e.g., Honeywell, Siemens, Johnson Controls).
- Strong understanding of HVAC systems and controls.
- Knowledge of networking protocols (Modbus, BACnet, IP).
- Experience in troubleshooting and resolving BMS-related issues.
- Familiarity with various sensors, switches, and meters used in BMS.
Qualifications:
- Bachelor's degree in Electrical Engineering, Mechanical Engineering, or a related field.
- Certifications in BMS systems (e.g., Honeywell, Siemens) are advantageous.
- Experience with BMS projects, particularly in large commercial or industrial buildings.
